Cheap conveyancing is something everyone is looking for at the moment.
Whether you are a first time buyer or you are relocating; finding the perfect home can be difficult but once you have
found your dream home, everything seems to fall into place.
However, this is only the beginning of a long transaction and if conveyancing solicitors are not chosen carefully the
property transaction can become a nightmare.
One of the main reasons can often be simply bad communication. This may not sound as bad as it seems but this is a very
important aspect of the transaction. A good property solicitor should respond to any queries their client has in as much
detail as possible and should minimise stress at all costs.
Also of equal importance is understanding: the property solicitor should ensure that everything is explained in plain
English as many of us do not speak legal English.
Another factor which can lead to a stressful property transaction is where hidden fees are involved. It is usually the
case that you will be comparing property solicitors and searching for a
cheap conveyancing solicitor , however caveat emptor or buyer beware can also apply to this area of the transaction.
You should ensure when obtaining quotes, that there are no hidden fees, as otherwise you will be lumped with a large,
unexpected bill at the end of the transaction and completion would only proceed upon payment of the same.
I believe that communication is the key to a stress free transaction. Where a solicitor is available to talk clients
through the transaction and any queries they may have, this puts the client at ease and will lead to a more straight forward
transaction. Where a client is unable to ask questions or speak to their solicitor this often causes problems later on and
this will usually cause a rush at the end of the transaction.
It is also important for all documents to be provided to the client at the earliest opportunity, this ensures that the
client can read them thoroughly and raise any questions early on in the transaction. Many solicitors will often provide all
searches, replies to enquiries etc along with their report on title, which is usually produced at the very end of the
transaction and close to or on top of exchange. This can lead to errors as clients will rush into exchange in a fear that
they will otherwise loose their dream home.
Buying a property is a big step and should not be entered into lightly so always ensure you are clear as to all the
information and documents provided to you.
A conveyancing solicitors doesn’t necessarily mean a bad service,
however if you do opt for a cheap conveyancing solicitor make sure they
are a solicitor you can trust.
